Gentle density refers to increasing the number of units in existing residential areas. The Government of Ontario has increased the allowed number of residences in a qualifying home to three residential units on most residential lots without needing a by-law amendment. For example:

  • a main residence

  • a basement apartment

  • a garden or laneway suite

Offering rental housing options makes it easier for homeowners to cover their mortgage payments or make space in the house for extended family members. This widens the range of rental possibilities and provides more flexibility to homeowners.

The property will need to meet specific requirements to qualify however, the units are exempt from development charges, parkland requirements, and municipalities cannot set minimum unit sizes or require more than one parking space per unit.
